Mold Prevention Tips

San Diego has its fair share of warm days. Pair that with a steamy hot shower and you’ve got a recipe for a fuzzy organic enemy – mold. What’s the best way to fight this organic growth? Prevention. Here are some tips to prevent your tenants shower from growing its own garden.

Education

If your bathroom has poor ventilation, upon move-in, take a moment to let your tenant know to turn on the fan and leave the door open after they shower. You don’t know what you don’t know, right?

Not because they can’t put two and two together. Some simply don’t think about it. It benefits everyone, after all! Not only is mold nasty to look at, but it can also cause a whole host of nasty health issues.

It takes knowledge and open communication to be a great property manager. Make sure your tenants now exactly who to reach out to when something looks odd – such as a leak.

Install A Bathroom Fan – And a Good One

If your bathroom lacks a window, then it’s time for you to go fan shopping. Remember that not all fans are built equally. When shopping, make sure you select a fan that is powerful enough for the size of your bathroom.

Some fans also come with heating options to dry your bathroom more quickly.

Here’s another education tip for you – bathroom fans should remain on for 30 minutes post-shower.

Squeegee Time

Did you know that a squeegee can be used on the wall of the shower? Squeegees not only keep your glass spick and span but also can be used to remove moisture from the walls. While this seems like a small task, you can help remove moisture from the air much quicker by doing so.

Think Carefully About Your Upgrades

Did you know mold resistant paint exists? Or that you can seal grout annually to prevent mold growth? If you’re getting ready to remodel your rental, make sure these items are on your list. Select finishes that are easy to clean and won’t trap moisture.

As Earth Day approaches, it's the perfect time to consider making eco-friendly updates to your rental property. Not only do these updates contribute to a healthier planet, but they can also save you some money in the long run! Energy-Efficient Lighting One of the simplest yet most impactful eco-friendly updates you can make is replacing traditional incandescent light bulbs with energy-efficient LED bulbs. LED bulbs consume significantly less energy and last longer than incandescent bulbs, resulting in lower electricity bills and reduced environmental impact. Additionally, consider installing motion sensors or timers to automatically turn off lights when not in use, further conserving energy.
