Is It Time to Clean Your Rain Gutters?

Routine maintenance around your rental property is the best way to keep big bills at bay. Clogged rain gutters are not only damaging to your rental property but are also a fire hazard. 

 

San Diego has such beautiful weather so often that it is easy to forget we have our share of rainy days. Rain gutters have two main jobs: redirecting rainfall away from the exterior walls of the home, and away from the foundation. No one likes a flooded backyard!


Streaks and Stains

If new streaks and stains appear on the exterior walls of your rental property, it's a good indicator that your rain gutters are blocked. When rain gutters are full of debris, water can overflow onto exterior walls. The overflow of water not only causes unsightly marks but can also contribute to water intrusion. Untreated water intrusion can lead to organic growth – aka mold. You can see where we are going with this!


Fire Risk

Any part of your rental property that collects debris can pose a fire risk. Under your deck, on your hillside, and yes, rain gutters. Embers can travel up to a mile away, and dead leaves trapped in rain gutters are the perfect landing spot.


Foundation Issues

Rain gutters have another important task at hand, and that is keeping water away from the foundation of the rental property. It’s important that rain gutters are installed properly so that water is appropriately directed away and able to properly drain. When water collects in an area for a repeated amount of time, there is potential for it to penetrate and damage the foundation. Concrete and water are not friends!
