How to Make Your Rental More Energy Efficient

Ascent Property Management • Apr 27, 2022

Most homeowners and investors these days are going green. Beyond reducing the impact your carbon footprint, swapping out the old for the new can help reduce utility bills, which both homeowners and renters find attractive. Here are some steps you can take to make your rental more energy efficient.

Maintain Existing Systems

If you don’t have the cash on hand to invest in new appliances, lightbulbs, or any other smart tech, you should at least have the current systems maintained yearly. Inefficient systems can use more energy than necessary, and routine maintenance can help ensure that a system is running smoothly.

Smart Thermostats

Smart thermostats can be used to better manage the temperature of your home. Some brands will alert you of peak hours to save some cash, and it’s possible that you qualify for a rebate should you switch thermostats. And you guessed it – most are controlled via an app. You can check out SDG&E’s going green efforts here.

Smart Lights and Bulbs

Even something as small as a Bluetooth operated smart outlet can help reduce your power bill. These outlets can be controlled by a timer on your smart phone, or easily turned on and off from anywhere. No more wondering if you left your bedroom light on!

LED light bulbs may be more expensive than incandescent bulbs, but they use less energy while emitting the same amount of light. Many LED bulbs also allow you to control the tone (bright white or soft yellow) as well as an extensive list of colors.

Energy Efficient Appliances

Dishwashers, washing machines, ovens, and fridges can be energy blackholes, especially if they are older. ENERGY STAR has put together an easy guide to help you upgrade your rental piece by piece, as you are ready. You can review a list of ENERGY STAR Energy Efficient products here.

Not only do these updates contribute to a healthier planet, but they can also save you some money in the long run! Energy-Efficient Lighting One of the simplest yet most impactful eco-friendly updates you can make is replacing traditional incandescent light bulbs with energy-efficient LED bulbs. LED bulbs consume significantly less energy and last longer than incandescent bulbs, resulting in lower electricity bills and reduced environmental impact. Additionally, consider installing motion sensors or timers to automatically turn off lights when not in use, further conserving energy.
